This section describes all the fields displayed in the Search Form.

Output Type:
View View Listings Directly
Select this option if you want to view the real estate listings directly on this Web site. This is the most common choice.
Map View Map & Listings
In addition to showing the listings as above, a map showing the locations of each property is shown as well.
Graph View Graph
Select this option if you want to view a graph of Sales Prices vs. Dates for all the properties meeting your search criteria. This is helpful for a general overview or to spot sales trends.
Export Export Data In Format:
Select this option if you want to export the real estate listings to a file. The exported listings can be saved as an Excel file, or as a tab delimited text file. You can then do further analysis with this data, or plot graphs, using Excel or other desktop applications.
Date Range:
Type
The type of date that you are searching for.
Date Recorded is the date the deed was recorded.
Date Closed is the date that the sale closed.
Date Added To Website is the date that the record was added to this website. Works only for records added after 2/1/2013.
From The starting date of the date range.
To The ending date of the date range.
Property Location:
Address The property address or any portion of the address. We recommend that you start your search by entering just the street name (eg: Main).
Town
The town that the property is located in. If your village or city is not listed, select your governing town instead.
County
The county that the property is located in. This is used only if the town is not specified above.
Parcel # The parcel or map number of the property. Partial entries are acceptable.
Property Characteristics:
Land Size -
The number of acres of the property.
Category
The category of the property as it is classified.
Use Before
The use of the property before the sale. Note that if you select a parent category, then all subcategories of that parent will also be included in the search.
Use After
The use of the property after the sale. Note that if you select a parent category, then all subcategories of that parent will also be included in the search.
Buildings
The types of buildings on the property.
Dev. Rights
Whether or not this property has development rights.
Price Range:
Type
The type of price that you are searching for.

Price Sold: Real Estate is the price of the actual real estate without any personal property (such as furniture, etc.). This is the price most people commonly refer to as the 'Selling Price'.

Price Sold: Real Estate + Personal is the price paid for the actual real estate plus personal property (such as furniture, etc.) that was part of the sale. Most people do not refer to this since the personal property skews the true value of the real estate.

Grand List: Appraised Value is the value of the real estate as is listed on the Grand List. The Grand List is basically a list of all the properties in a town and their appraised value.

Transfer Tax: Amount Due is the amount of Vermont Property Transfer Tax that is due.
From ($) The starting value of the price range.
To ($) The ending value of the price range. Leave this field empty if you do not want to limit the upper range.
Buyer or Seller:
Type
The type of participant that you are searching for.
Last Name The last name of the participant. You may also enter the last name, then a space, and then the first name of the participant. Partial entries are accepted.
Zip Code The mailing zip code of the participant. Keep in mind that the participant's mailing zip code may not be the same as the zip code of the property.

Fair Market Sale
A sale of this type is considered to be a fair market value sale. This is the most common type of sale that people are interested in since it involves a fair market transaction.

Special Sale
This type of sale is not a fair market sale. This category consist of transactions that meet one of the following special circumstances:

  • One of Several Returns for one Property
  • Burned-out Buildings
  • Sales by Guardians, Trustees, Executors, and Administrators
  • Sales to or from the U.S. Government, the State of Vermont or any Political subdivision of Vermont
  • Sales of Property assessed in more than one town
  • Sales of Property conveying only a portion of the assessed unit, such as a lot or lots sold off from a farm
  • Sales where the property sold was substantially changed assessment date but prior to date of sale
  • Other reasons

Other Sale
This type of sale is not a fair market sale. This category consist of transactions that meet one of the following special circumstances:

  • Straw Transfer
  • In Lieu of Foreclosure
  • Real Property is estimate by Tax Dept.
  • Contract Sales
  • Sales between members of the immediate family
  • Sales between a corporation and a stockholder
  • Tax sales; Sheriff's sales; Bankruptcy, Receivership, Dissolution or Liquidation sales
  • Sales to or from any Charitable, Religious or Benevolent organization
  • Sales where unusual financing significantly affected sale price
  • Sales where all assessed interests were not sold, thereby affecting sale price
  • Any sales that include personal property unless the amount of the personal can be determined and reported

Up To The First $100K

Recording Information:
